Rhaglen Eiddo Gwag - Diweddariad Medi 2024
Ar ôl rhai misoedd o ddisgwyl cyn dechrau’r gwaith ar y ddau adeilad, rydym yn falch o gael dweud fod yna newyddion i’w rannu hefo chi. Lluniau gan Môn Interiors Yn ddiweddar rhoddwyd cyfle i bobl leol ddysgu mwy am yr hyn sydd gennym ar y gweill. Roedd hyn yn cynnwys cyfle i bobl fynd rownd y ddau adeilad, gan roi syniad o’u cyflwr ar hyn o bryd a’r cynlluniau ar eu cyfer. Bydd y gwaith trin yn cychwyn yn fuan gan gynnwys dymchwel rhai o'r strwythurau mewnol. Os na chawsoch chi gyfle i fynd rownd yr adeiladau, peidiwch â phoeni! Yn y datganiad hwn, byddwn yn rhoi braslun o’r prosiect ac yn cynnwys lluniau o'r hyn sydd i’w ddod yn yr adeiladau. Beth yw’r rhaglen eiddo gwag? Bwriad y Rhaglen Eiddo Gwag ydi ailddatblygu rhai o adeiladau gwag mwyaf blaenllaw yng Nghaergybi. Mae'r prosiect yn cynnwys adnewyddu dau safle eithaf mawr, er mwyn creu adeiladau modern a defnyddiol fydd yn cael eu rhentu i fusnesau lleol am bris fforddiadwy. Y nod yw creu llefydd y bydd pobl eisiau ymweld â nhw a gwneud canol y dref yn le deniadol unwaith eto. Tymor hir y bwriad yw denu mwy o ymwelwyr a thrigolion lleol i ganol Caergybi. Ymysg yr adeiladau mae’r hen fanc HSBC a chyn gartref Gyrfa Cymru (Central Buildings). Diweddariad Adeiladau Môn CF Hen Adeilad HSBC Hen fanc HSBC yw’r prosiect mwyaf yn ein portffolio hyd yma. Gan fod angen cryn waith adnewyddu roedd rhaid mynd allan am brisiau gan gwmnïau adeiladu. Yn anffodus, oherwydd effaith chwyddiant a chynnydd mewn costau deunyddiau cynyddol cafwyd anhawster yn cael prisiau oedd yn dderbyniol i ni. Roedd rhaid i ni ail-edrych ar ein cynlluniau ar gyfer yr adeilad er mwyn ceisio torri lawr ar gostau adnewyddu. Dyma’r prif reswm dros yr oedi cyn cychwyn ar y gwaith trin ac adnewyddu. Serch y newidiadau i’r cynlluniau yn y bôn ni fydd defnydd terfynol yr adeilad yn newid. Bydd y llawr gwaelod yn dod yn fwyty ar un ochr ac yn ystafell dap cwrw crefft leol ar a llall. Bydd y ddau lawr uchaf yn dod yn ystafelloedd aros dros nos. Bydd yr adeilad yma’n cael ei droi’n gaffi (llawr gwaelod) a stiwdio ddawns (llawr 1 a 2) . Unwaith eto, achos effaith chwyddiant roedd angen i ni ail edrych ar ein cynlluniau er mwyn sicrhau arbedion ar y costau adnewyddu. Mae’r newidiadau wedi bod yn rhai sydd wedi’n galluogi i barhau hefo’r syniad gwreiddiol o ran defnydd o’r adeilad. Vacant Property Project Q&A
Thank you to everyone who attended the recent engagement event in the Holyhead Town Hall regarding the Holyhead Town Centre Regeneration Project. For those who weren’t there, we’ve put this short Q&A together with some commonly asked questions.  Q1. How were the building contractors chosen? A. For all Levelling Up Fund (LUF) projects, any contract exceeding £30,000 must be procured through the Sell2Wales platform.  You can learn more about it here: https://www.sell2wales.gov.wales/helpandresources/helpful-resources/howtousesell2wales#What%20is%20Sell2Wales This procurement method has been applied to all LUF projects. Q2. Môn CF are not allowed to make money. A. Môn CF is allowed to generate revenue, but any profits made are reinvested into local project delivery.  Q3. Is there going to be a hotel in the old HSBC? A. There will be seven un-serviced guest rooms located on the 1st and 2nd floors. Q4. Why aren’t you doing the old Woolworths building? A. We looked into purchasing the building but were unable to reach an agreement on the price with the owner. Q5. Why did Little Treasures close? A. Little Treasures chose to relocate to a larger unit in the Holyhead Industrial Estate. Q6. Will the projects deliver value for money? A. All LUF projects must align with the Green Book guidance by HM Treasury on how to appraise policies, programmes and projects.   https://www.gov.uk/government/publications/the-green-book-appraisal-and-evaluation-in-central-government/the-green-book-2020

Vacant Property Programme - September 2024 Update
After a delay to the start of work on the two buildings, we are excited to share our latest updates on the project. Design visuals courtesy of Môn Interiors We recently participated in an event which allowed members of the public to learn about the projects. We also opened the doors of the two buildings, giving members of the public a rare glimpse inside the sites. Work is due to start soon, and will begin with demolishing some of the interior structures. If you didn't attend the public engagement event, don't worry! In this post, we'll summarise each project and include images and renders of what's planned. What is the Vacant Property Programme? The Vacant Property Programme was undertaken to help redevelop some empty properties in Holyhead. The project involves refurbishing two sites, to provide local businesses with affordable premises. The ambition is to create spaces people want to visit and make the town centre a destination again. Increasing footfall to the area and benefitting everyone in the long term. The buildings include the former HSBC and Central Buildings (Former Careers Wales). Môn CF Buildings Update: Former HSBC Building: The former HSBC bank is the largest project in our current portfolio. Requiring refurbishment works, the plans for the site were hit by inflation and soaring material costs. Môn CF conducted a budget review period to reduce costs while maintaining the project vision. The final use of the building won't change. The ground floor will become a restaurant and a local craft beer tap room. With the top two floors becoming overnight accommodation. HSBC Building Gallery Renders & Drawings Courtesy of DEWIS Architecture Central Buildings (Former Careers Wales): A large building located in the centre of Holyhead (Formerly Careers Wales). This site is to be refurbished into a space for retail and function. Inflation meant initial plans for this building needed to change slightly. Some works have been scaled back to ensure the project gets back on budget.  The use of the building will remain the same with a cafe on the ground floor and a drama and dance studio on the top 2 floors. Rhaglen Eiddo Gwag - Diweddariad ar eiddo Môn CF
Mae dipyn o amser wedi mynd heibio ers i ni roi’r wybodaeth ddiweddaraf am y gwaith sy’n cael ei wneud drwy ein Prosiect Eiddo Gwag sy’n digwydd yng Nghanol Tref Caergybi. Mae’r prosiect wedi’i effeithio gan ffactorau y tu allan i’n rheolaeth, fel costau byw a chwyddiant, sydd wedi achosi oedi annisgwyl i’r gwaith. Fodd bynnag, roeddem yn awyddus i chi gael y wybodaeth ddiweddaraf am y gwaith rydym yn ei wneud yng Nghaergybi, ac i adael i chi wybod fod y cynlluniau’n dal i fynd ymlaen – er eu bod wedi’u dal yn ôl  ychydig o gymharu â’n cynllun gwreiddiol. Yn y post hwn, byddwn yn rhoi crynodeb o amcanion y prosiect, ac yn rhoi diweddariad i chi ar bob adeilad, er mwyn i chi gael y wybodaeth ddiweddaraf am y Gwaith arnynt. Be ydi’r Rhaglen Eiddo Wag? Mae'r prosiect yn ymwneud â phrynu eiddo gwag, a buddsoddi yn eu hadnewyddu, i ddarparu eiddo fforddiadwy i fusnesau a thrigolion lleol fyw neu weithio ynddynt. Ein huchelgais yw creu mannau y mae pobl eisiau ymweld â nhw a gwneud canol y dref yn gyrchfan ar gyfer profiadau a chynyddu nifer yr ymwelwyr i’r dref yn gyffredinol a bod o fudd i bawb yma yn y tymor hir. Mae'r adeiladau'n cynnwys yr hen HSBC, Central Buildings (hen swyddfa Gyrfa Cymru), 9 Stryd Stanley, 14a a 14b Stryd Stanley (hen County Stationers). Diweddariad Adeiladau Môn CF: Hen Adeilad HSBC: Dyma'r mwyaf o'n prosiectau ac mae'n cymryd mwy o amser nag yr oeddem wedi gobeithio wrth gychwyn ar y cynllun. Mae’r cynnydd dramatig mewn costau adeiladu oherwydd chwyddiant wedi golygu na allai ein cyllideb wreiddiol gyflawni’r hyn yr oeddem wedi’i gynllunio’n wreiddiol, felly bu’n rhaid i ni ddiwygio ein cynlluniau i ddod â’r costau adeiladu i lawr. Ni fydd defnydd yr adeilad yn y tymor hir yn newid yn sylfaenol gyda'r llawr gwaelod yn fwyty ac yn ystafell tap cwrw crefft leol ar wahân. Bydd y 2 lawr uchaf yn ystafelloedd llety dros nos. Mae'r tendr diwygiedig yn dal yn fyw am wythnos arall ar wefan felly byddwn yn gwybod cyn diwedd mis Gorffennaf pwy fydd y contractwr llwyddiannus. Ym mis Awst byddwn yn gweld gwaith yn dechrau ar yr adeilad gyda'r holl waith i'w gwblhau erbyn diwedd Awst 2025. Central Buildings (hen swyddfa Gyrfa Cymru): Mae hwn hefyd yn adeilad mawr yng nghanol y dref. Am resymau tebyg i'r HSBC, mae chwyddiant wedi cael effaith andwyol ar ein cynllun gwreiddiol. Rydym wedi cwtogi rhywfaint ar y gwaith ar yr adeilad er mwyn sicrhau ein bod yn cael y prosiect yn ôl o fewn y gyllideb. Bydd defnydd yr adeilad yn aros yr un fath sef caffi ar y llawr gwaelod a stiwdio drama a dawns ar y 2 lawr uchaf. Mae’r tendr ar gyfer y gwaith hwn hefyd ar wefan GwerthwchiGymru a disgwylir iddo gau'r wythnos nesaf, a disgwyliwn benodi contractwr adeiladu ddiwedd mis Gorffennaf 2024. Bydd gwaith ar yr adeilad yn dechrau ym mis Awst 2024 gyda dyddiad cwblhau tua mis Mehefin 2025. 9 Stryd Stanley: Disgwylir i'r adeilad hwn gael ei gwblhau erbyn mis Awst 2024 ac mae'n cael ei adnewyddu ar hyn o bryd gan Adeiladwyr Môn Cyf. Bydd y llawr gwaelod yn siop sy'n gwerthu sebon a wnaed yn lleol ac eitemau eraill wedi'u gwneud â llaw. Fflat 2 ystafell wely newydd fydd y ddau lawr uchaf. Bydd hwn yn cael ei gynnig i'w rentu i deulu lleol yn fuan. 14a a 14b Stryd Stanley (hen County Stationers): Mae'r adeilad hwn yn profi'n eithaf trafferthus. Mae arolwg wedi canfod Trawstiau Dur diffygiol ar lefel y llawr cyntaf. Bydd yn rhaid ailosod y Trawstiau Dur hyn cyn y gellir dechrau unrhyw waith ar yr adeilad. Bydd y gwaith hwn yn cael ei wneud erbyn diwedd 2024, a disgwylir y bydd y gwaith adnewyddu llawn yn dechrau yn gynnar yn 2025 a’i gwblhau yn haf 2025. I gael rhagor o wybodaeth am y prosiect, cysylltwch â Môn CF ar 01407 762 004
